How it works

Four steps, and the first is a coffee.

None of this starts with a contract. It starts with a visit to the house and a conversation about what already works.

  1. We see the house

    We come, we look, and we tell you plainly what we would change and what we would leave alone. No obligation.

  2. We give you a number

    An income forecast and our fee, in writing, before you decide anything.

  3. We get it ready

    Photography, copy, pricing and the listings tuned. Your licence and NRA in order.

  4. The bookings start

    You get a clear statement every month. If you want to leave, ninety days and it is done.

What changes for you

The phone stops ringing at eleven at night.

Two ways to work together. Both are quoted per property, because a three-bedroom villa in Corralejo and a one-bedroom apartment in Morro Jable do not cost the same to run.

Licensing and compliance administration can also be taken on its own, if you manage and market the house yourself but would rather not chase the deadlines.

Direct bookings

The commission saving is yours, not ours.

A booking through our own site pays no platform commission, and that saving comes off before anybody's fee is calculated. Which means most of it reaches you, not us. We would rather tell you now than have you work it out later.

Our own return comes from filling more nights at better rates. It is the only part we can honestly claim as ours.

Your licence

Your licence is worth more than ever. We look after it.

Ley 6/2025 stopped granting new licences. If you already hold one, that works in your favour: fewer houses competing for the same families. All that is needed is not to miss a deadline, and that part is ours.

Less competition

No new licences until a municipality rezones, with tourist use capped at 10% of housing stock. Your house starts ahead.

Ways to continue

Existing licences continue by one of three transitional routes. The indefinite one is claimed within the first five years. We tell you which suits you.

The paperwork, done

The NRA on every listing, the annual N2 filed on time, and every guest in SES.Hospedajes within 24 hours. Without you having to remember.

We are not lawyers and this is not legal advice. If you are thinking of selling or changing the licence holder, put that to a Canarian lawyer first — the transitional rule admits more than one reading on that point.

About us

There are two of us, and one of us reads every message.

Fuerteventura is our second market. The first was London, where we manage five homes for their owners — we designed them, furnished them and run them. We are not a chain, which is why we can come and see your house.

Full management is delivered with an operations partner already working on the island, with their own team and suppliers. We will name them before you sign anything.

Questions

What we always get asked.

What does it cost?
A percentage of what the house earns, quoted once we have seen it and know how many changeovers a year it turns. Nothing when it is empty, nothing to set up. The number goes in writing before you commit.
Do I lose my Airbnb reviews?
No. Your listings stay on your account and we join as co-host. Reviews cannot be moved between accounts, which is why we do not ask you to move them. Anyone who does is proposing you start from zero.
Can I still use the house myself?
Of course. Block whatever dates you want, whenever you want. It is your house — we only sell the nights you are not using.
Can I keep my own cleaner?
On distribution only, yes — that is the point of it. On full management we would rather run the changeover ourselves, because a late clean is a bad review and we would be accountable for it either way.
How and when do I get paid?
Platform bookings are paid by the platform to the account on the listing. Direct bookings are transferred monthly with a statement showing every booking, fee and cost. IGIC at 7% appears separately, never hidden.
You are in London. Who is here?
An operations partner already working on Fuerteventura, with their own staff and suppliers. We will name them before you sign anything — an arrangement you cannot see is not one you should accept.

We come back within two working days with a straight answer: whether we are the right people for your house, and what we would charge. If we are not, we will say so anyway.

We use what you send only to reply to you, on the basis of your consent and our legitimate interest in answering business enquiries. We do not store it in any database or share it with anyone.
