Five steps to getting started

  1. First contact

    A phone call or, better, a meeting at the property, to introduce what we do and understand what you need.

  2. Assessment

    We assess the property’s potential as a short let and note any improvements or repairs it needs. We gather the facts: location, size, amenities and anything that sets it apart.

  3. Agreements

    We prepare and go through the agreement with you: what you receive, what we cover, each side’s responsibilities and how long it runs. Guaranteed rent or managed letting, the terms are in writing before anything else happens.

  4. Documents

    Proof of ownership, insurance details, mortgage consent for short letting where a mortgage applies, and anything else relevant to the property and its contents.

  5. Keys

    Once the formalities are done we agree a date for the keys, set up the payments, and begin.

The risks, and how we handle each one

Short letting has real advantages and real risks. Here are the main ones and what we do about them, so nothing here is a surprise later.

Vacancy and fluctuating income

Short lets can sit empty more than a long let, especially off-season or where demand is seasonal.

How we handle it

  • Under a guaranteed-rent arrangement this risk is entirely ours: whether or not the property makes a profit that month, your rent arrives.
  • Under managed letting we counter it with dynamic pricing, every major channel plus direct bookings on this site, and a professional guest base that travels year-round.

Damage or misuse

Guests may not treat a property as carefully as a long-term tenant would, raising the risk of damage, theft or misuse.

How we handle it

  • Every guest is screened: identity verification and reviews from previous hosts.
  • Clear rules and expectations on use, noise and behaviour.
  • Security deposits, noise-monitoring devices and smart locks where appropriate.
  • A maintenance team on call for anything minor.

Liability

Owners can be held liable for accidents, injuries or damage during a short let.

How we handle it

  • We carry liability insurance written specifically for short-term rentals, so the exposure is not yours.
  • Smoke detectors, fire extinguishers and first-aid kits in place, and safety guidance and emergency procedures given to every guest.

Regulation and compliance

Short lets are subject to rules that change by area and by lender.

How we handle it

  • If there is a mortgage, the lender must confirm the product allows short letting; we ask for this at the start.
  • Our initial assessment checks every other constraint that applies to the property — including the 90-day rule across most of Greater London.

We deal with every risk before it arises and put the right measures in place, so that owners can be sure their asset is in good hands.
